Why there is no flat rate for this

A sweep is the same job on most houses, so it gets a flat rate. Masonry is the opposite. A crown patch and a full rebuild are the same trade and wildly different scopes, and even two roofline rebuilds can differ on access, brick, and how far the damage runs.

So masonry gets a custom quote, built after someone has actually looked at your chimney. The number is confirmed before work starts, and it does not move once the job is underway. No surprise add-ons, no discovering extra charges at the end.

What Oregon weather does to brick

Portland rain finds every crack. Water works into mortar joints, sits in the brick, and freeze-thaw cycles start popping faces off the brick and washing the joints out from inside. White staining on the brick, called efflorescence, is mineral salt pushed out by trapped moisture. It means water is already in the masonry.

Left alone, that cycle ends in a rebuild. Caught early, it ends in repointing and sealant. The gap between those two bills is why a yearly inspection matters even when the fireplace works fine.

How a rebuild runs

It starts with a look at the chimney and a straight quote. Once the number is confirmed:

  • The crew sets up and protects the roof and the work area
  • The damaged section comes down to sound brick
  • New brick and mortar go up, matched to the house
  • The crown gets rebuilt and the flashing sealed, so the whole top sheds water

How much does a chimney rebuild cost?

Rebuilds are custom-quoted because no two chimneys with structural damage are the same. A roofline rebuild is a different scope than a crown or a full stack. After an on-site look, you get a firm number confirmed before any work starts, and that number does not move.

What is tuckpointing, and when does a chimney need it?

Tuckpointing replaces mortar joints that have cracked, crumbled, or washed out, so water cannot work into the brick. If you can rake mortar out with a key, or you see gaps between bricks, it is time. Caught early, repointing is far cheaper than a rebuild.

Do you handle crowns and flashing too?

Yes. Crowns are a core part of the masonry work, and step flashing and counterflashing are handled alongside rebuilds so the whole top of the chimney sheds water. If a crown is cracked or flashing has separated, that gets diagnosed on the roof and quoted before repairs begin.
